A pioneering residential project is taking form in the heart of Malmö's Hyllie district in Southern Sweden: ETC Hyllie. Led by ETC Bygg AB, the project will see the realisation of a twelve-storey building including basement with 65 modern leasehold flats which will set new standards in terms of sustainable building.

      Focus on sustainability

The building's supporting structure is made entirely of wood, including the elevator shaft. Industrially compacted straw is used to insulate the exterior walls, an innovative and environmentally friendly solution. In order to reduce the amount of cement in the concrete, which is particularly harmful to the climate, basalt and other materials were used for the foundations. In addition, large parts of the façade will be fitted with photovoltaic modules to ensure a self-sufficient energy supply.

Modern timber construction projects courtesy of the HASSLACHER Group

For this project the HASSLACHER Group supplied 1,814m³ of premium cross laminated timber and 151m³ of glued laminated timber from its sites in Stall im Mölltal (NORITEC Holzindustrie GmbH) and Magdeburg (Nordlam GmbH). The assembly of the cross- and glued laminated timber elements, including insulation, was completed in less than five months thanks to the high degree of prefabrication at the factory. The HASSLACHER Group's timber construction products were transported right up to the construction site via rail.

      Innovative financing and community concept

The project is financed by crowdfunding, organised by ETC Bygg AB. Future tenants will benefit from shared services such as an electric car pool and cargo bikes, which can be used at no additional monthly cost. Each flat has its own balcony, which is ideal for urban gardening and strengthens the sense of community.

      Outlook

ETC Hyllie is scheduled for completion in early 2026. The project underlines the HASSLACHER Group's commitment to sustainable and innovative timber construction methods and shows what future oriented building can look like in urban environments.
